O edifício Auri Plaza Faria Lima era utilizado em modelo monousuário desde 2024. Na época, o banco pagava cerca de R$ 3,9 milhões por mês para ocupar integralmente o empreendimento, que soma 14.446 m².

Devolução pode elevar vacância na Vila Olímpia

O mercado já esperava a saída do Banco Master depois da liquidação da instituição. Com isso, o imóvel de alto padrão volta ao portfólio disponível em uma das áreas mais valorizadas da capital paulista.

A SiiLA afirma que a devolução pode elevar em até 7,2 pontos percentuais a taxa de vacância de edifícios de alto padrão (classes A e A+). O efeito depende da velocidade de reocupação do espaço.

O prédio também se destaca pelos valores praticados. O mercado registrou aluguel de R$ 220 por metro quadrado, acima da média de R$ 137,15 para imóveis semelhantes na região.

Atualmente, os valores de locação no edifício chegam a cerca de R$ 229,60 por metro quadrado, enquanto a média de empreendimentos do mesmo padrão na Vila Olímpia gira em torno de R$ 144,48.

A expectativa do mercado é que o imóvel passe por uma nova rodada de negociações, possivelmente com valores ainda mais elevados, devido às melhorias realizadas durante a ocupação pelo banco.

O caso

O Banco Central decretou a liquidação extrajudicial do Banco Master em 17 de novembro de 2025, no contexto de investigações sobre fraudes e ocultação de recursos. Na mesma época, o então presidente da instituição, Daniel Vorcaro, foi preso preventivamente.

Vorcaro deixou a prisão dias depois, mas a Justiça determinou nova prisão em 4 de março deste ano. A nova ordem partiu do ministro André Mendonça, do Supremo Tribunal Federal, a pedido da Polícia Federal, no âmbito da operação Compliance Zero. A 2ª Turma da Corte confirmou a decisão.
